A large share of Bay Area homes now trade quietly — marketed inside the Compass network, and many never reach Zillow at all. As a Compass agent I can see this inventory across the Peninsula and South Bay, and share it with the clients I work with. Private Exclusives
Homes marketed only within Compass — they never reach Zillow or the public listing sites. Sellers choose this for privacy, to protect their days-on-market and price history, or to test the market discreetly before committing to a public launch. For a buyer, it means a home you simply won't find anywhere else online — and far fewer people competing for it.
Coming Soon
Listings on the runway to a public debut — often a week or two out. Seeing them now means you can tour, run comps, and get your offer organized before the rest of the market even knows the home exists. By the time these hit the portals, my clients have already had a head start.
The edge
Compass is the largest brokerage in the country, and its private listing network is one of the deepest sources of off-market inventory in the Bay Area. More homes, sooner, with less competition.
What you'll see
City, zip, beds, baths, square footage and price on every home. Street addresses stay private — that's the trade for early access. I share the full picture directly with clients on the ones that fit.
Kept current
The list refreshes as new inventory moves through the Compass network, so what you're looking at reflects what's genuinely available right now — not last month's leftovers.
