Most buyers compare list prices. But a $2.5M home with a 90-minute round-trip commute doesn't equal a $2.8M home 10 minutes from your office. This calculator prices your time using your actual household income and turns commute hours into dollars, so you can compare two homes on true cost — list price plus lifetime commute value.

Methodology

Household hourly rate

Combined gross income minus estimated federal, California state, and FICA taxes yields net income. Discretionary hours per person = 5,840 waking hours per year minus 2,000 work hours = 3,840. For a dual-earner household, 7,680. Net income divided by discretionary hours gives your effective household hourly rate. Estimate only — actual figures vary.

Commute time

Commute times come from Mapbox Directions API with traffic-aware routing, priced at typical weekday depart/return times (8 AM out, 6 PM back). Annual office days = 240 minus (WFH days × 50). Household annual hours sum across both earners in dual mode. Typical times — actual traffic varies.

Vehicle cost

Household annual miles multiplied by the IRS 2026 standard mileage rate ($0.67/mi). This covers fuel, wear, insurance, and depreciation as a blended rate. Estimate only — actual figures vary by vehicle.

Lifetime projection

Total annual cost compounded at 4% annually across the years-in-home slider. The 4% represents a blend of inflation and income growth. Projection based on 4% annual growth assumption.

True cost

List price plus lifetime commute cost. The home with lower true cost is the arbitrage winner. The tool also computes how much MORE you could pay for the winner and still come out ahead over the same horizon. Estimate for comparison purposes only.

What is NOT included

Quality of life, stress cost, health effects of long commutes, family time, schools, appreciation differentials, property tax variation, HOA, insurance differences, and specific mortgage rate assumptions. This tool prices the commute variable alone. A full analysis requires a conversation.
